Property Management Services included in monthly Management fee:

• Inspect the property & determine fair market rent
• Inspect property and make recommendation of work necessary to prepare property for rent
• Place for rent sign on property
• Place rental ad in Fresno Bee(owners cost), Craigslist & Website(with picture & map)
• Show property to prospective tenants
• Have all applicants complete rental applications and show proof of identity
• Run credit reports & check current and/or past landlords
• Write Rental Agreements and complete all other required forms
• Collect rents and post to owners account
• Pay operating expenses from owners account
• Coordinate all necessary maintenance required
• Approve and pay any vendor invoices
• Prepare and serve any legal notices
• Send monthly statements to owners with copies of any invoices
• Deposit or mail monthly proceeds
• Do tenants "Itemized Disposition" after move out.
• Furnish a Year Ending one page summary of income and expenses for Income Tax purposes.

How it Works:

In order to keep your financials secure, we use a state of the art portal system which communicates with your email.



Each time you wish to view your reports, you must visit the portal and enter in your email address. You will be emailed a single-use link where you can view your statements. This link does not have a time limit, however, it will only work once.
